  Moving Procedures

MOVE IN PROCEDURES

We are pleased to welcome you as a new tenant at Franklin Court! Undoubtedly, you have many questions about your upcoming move; therefore, please see all information below pertaining to the move-in process at Franklin Court. In order to assist us in preparing for your move, we ask that you complete and return the enclosed, Tenant Move-in Information Form. This information is essential for a hassle-free move-in.

Move-In Hours

In order to minimize the disruption to other tenants, we require the physical move into the building to begin after 5:00 PM and before 8:00 AM Monday through Friday, or at any time on the weekends. The Franklin Court Building Management Office must be given 48 hours prior written notice if the move is to take place on a weekend.

Move-In Schedule

The enclosed Tenant Move-in Information Form requests information regarding your move-in. Please provide the Franklin Court Building Management Office with a detailed schedule of dates and times your moving company and any other vendors expected on site.

Certificate of Insurance

A certificate of insurance is required from your moving company and any vendor or contractor working within your space or making a delivery. The certificate of insurance needs to meet the requirements stated on the attached Franklin Court Vendor/Contractor Certificate of Insurance Requirements. This certificate must be on file in the Management Office PRIOR TO THE MOVE-IN DATE.

After-Hours Franklin Court Management Contact Information

It is important to know who to contact should there be an issue with loading dock access, freight elevators, etc after-hours during your move-in. Please utilize the following resources should any issues arise.

    A staff member from the Franklin Court Management Team will be available to assist you.
  • Datawatch Security Systems: 301-654-3282
    Datawatch maintains an emergency call list for all Franklin Court Management and Engineering Team members.

Building Elevators

The building is equipped with two elevators, West and East Freight Elevators. Your moving company must provide the necessary protection while using the elevators. Important to note: The elevator allows for 60 seconds of loading/unloading time. Should the elevator begin to "ding" please allow the doors to close and simply hit the "door open" button to gain access again. AT NO TIME SHOULD YOU OR YOUR MOVING COMPANY ATTEMPT TO HOLD, PRESS OR PUSH AGAINST THE DOORS TO HOLD THEM OPEN.

Should the freight elevators be out of service, do not attempt to transport any materials and/or workers on any other elevators without prior consent from the Franklin Court Management Office. Please notify the management office immediately should this issue occur.

Building Loading Dock

The loading dock that services Franklin Court is located between K Street and L Street on the South side of the building and is accessible from either 14th Street or 13th Street. There are (4) four loading dock bays that can be utilized for your move-in. The Loading Dock bay widths are as follows:

  • Bay # 1: 14'9"
  • Bay # 2: 13'4"
  • Bay # 3: 12'5"
  • Bay # 4: 12'5" - Building trash compactor occupies bay. NOT AVAILABLE
  • Bay # 5: 11'9"

Building and Suite Protection

Your moving company must protect all floors and walkways, as well as, padding for doorways and corridors. The cost to repair any damage to the lobby floor or carpet in the lobby will be the responsibility of the tenant.

Trash Removal

The janitorial crew is not equipped to handle the volume of trash created during a move; therefore, please make arrangements to break down ALL moving boxes and have your moving company remove them from the premises. At no time shall they be placed in the lobby, garage, left at the loading dock or any other common areas within the building.

MOVE OUT PROCEDURES

Please see all information below pertaining to the move-out process at Franklin Court.

Move-Out Schedule

Please provide the Franklin Court Management Office with a detailed schedule of dates and times your moving company and any other vendors are expected on site. The Franklin Court Management Office will make all necessary scheduling arrangements for the moving company and any other scheduled vendors to access the loading dock.

Certificate of Insurance

A certificate of insurance is required from your moving company and any vendor or contractor working within your space, picking up equipment, or making a delivery. The certificate of insurance needs to meet the requirements stated on the attached Franklin Court Vendor/Contractor Certificate of Insurance Requirements. This certificate must be on file in the Management Office PRIOR TO THE MOVE-OUT DATE.

After-Hours Franklin Court Engineering Staff Requirement

For all after-hours moves, a Franklin Court Building Engineer is required to be on site. The hourly rate per the Lease for a building engineer to be on site during your move out will be billed separately.

It is recommended that Masonite be used to protect the floor. The cost to repair any damage to the lobby floor or carpet in corridors or in the main lobby will be the responsibility of the tenant.
